Data Standards

    How DealSource Pro handles data: broad sources, England and Wales coverage, update cadences, verification against official records, limitations and corrections contact.

    This page describes, at a high level, where DealSource Pro's information comes from, when it is refreshed, and its known limitations. It is not a detailed methodology or a replication guide — the internal verification, matching and ranking process is not published.

    1. What we do

    DealSource Pro combines information from official insolvency, company and property-ownership records. Its internal process verifies relevant companies, checks asset relationships and ranks the resulting signals for property professionals.

    2. Source categories

    • Official UK insolvency notices published by The Gazette.
    • The UK companies register maintained by Companies House.
    • HM Land Registry commercial and corporate ownership information for England and Wales.

    All three are public records. Anyone can consult them directly. Links to the source registers appear against individual records inside the subscriber briefing so users can verify at source.

    3. Coverage

    Geographic coverage is England and Wales, corresponding to the registers published by HM Land Registry. Scotland and Northern Ireland maintain separate land registers and are out of scope.

    4. Update and delivery cadence

    • Public tracker: updated weekly, Monday morning (aggregate statistics only).
    • Subscriber dashboard: underlying data refreshed daily on business days.
    • Brief plan email: one weekly briefing, Monday morning.
    • Desk plan alerts: daily email alerts, Monday to Friday, for new matches in a saved patch.

    5. High-level definitions

    • Property company — a company whose registered business activity, filings and asset holdings indicate property is a primary activity, verified against official records before inclusion. Construction-only businesses are treated separately.
    • Insolvency event — a formally-published corporate insolvency notice such as a winding-up petition, administration appointment, liquidation or receiver appointment.
    • Title — a registered freehold or leasehold title recorded at HM Land Registry.
    • Patch — a saved combination of filters (region, event type and similar) used to receive alerts on future matches.

    6. Verification

    Candidate records are checked against official public records before inclusion. Records that fail these checks are excluded. Subscribers are expected to verify any lead at source — using the register links shown on each record — before acting on it.

    7. Known limitations

    • Public records can contain errors, omissions or out-of-date information.
    • An insolvency event does not guarantee that any asset will be sold or marketed.
    • Portfolio value figures, where shown, are indicative only — derived from prices recorded on the public register where available.
    • Not all land in England and Wales is registered. Unregistered land is not visible in the underlying HM Land Registry data.
    • There is unavoidable latency between an event occurring, its publication on a register, and its appearance in DealSource Pro.
